Swift Walk Arcade
Transforming a constrained site into a vibrant civic hub Swift Walk Arcade, designed by LIAN, is a small civic building nestled within Assemble’s Swift Walk development in Kensington, Victoria. Occupying a narrow site between two larger residential buildings, it redefines how limited space can be utilized to foster community interaction and shared use in a dense urban environment. The building hosts a diverse program, including coworking spaces for residents, parcel collection services, and operational facilities for on-site staff. A sheltered arcade passage connects the street to interior courtyards, enhancing the community's accessibility and interaction. Originally envisioned as an external laneway, the site was transformed into an enclosed interior environment, maximizing utility and social potential for the 362-apartment community. Characterized by a simple, repetitive glulam portal frame, the structure spans between adjacent buildings. Prefabricated modules, manufactured off-site and craned into position, establish a rhythmic 2-metre spacing through the arcade, allowing for long-term flexibility. Skylights and large openings draw daylight into the space, creating a welcoming atmosphere. Sustainability is emphasized through material reduction and structural honesty. Exposed concrete slabs and blockwork walls prioritize thermal mass and durability. Custom-designed furniture offers adaptability within budget constraints, making the arcade a modest yet meaningful communal infrastructure.
